CONDITIONAL DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS: This conditional deed of sale entered into this ___ day of ____ 2016, in the City of _____________________, by and between: _______________, married to ______________, both of legal age, Filipino, and resident of _________ VENDOR. ________, married to _________, both of legal age, Filipino, and resident ___________________, hereinafter referred to as VENDEE.

WITNESSETH

That the VENDOR hereby sells to the VENDEE who agreed to buy the abovedescribed lands under the following and conditions to wit: That the total consideration of the sale is ONE MILLION EIGHT HUNDRED THOUSAND PESOS ( P1,800,000); 2. That upon g of this contract the VENDEE shall pay the VENDOR a downpayment of SEVEN HUNDRED THOUSAND PESOS (P700,000); that the remaining balance shall be paid in full upon transfer of the title and tax declaration in the name of the VENDEE; 3. That the VENDOR shall give the VENDEE absolute and complete control and possession of the subject property thereon upon the receipt first payment;

4. That the VENDOR, reserves his right of ownership over the subject land until full payment of the consideration; 5. Further, that in the event that the VENDOR should fail or deliberately refuse to comply with his obligation, the VENDEE shall be reimbursed of the amount of the purchase price paid, cost of improvements as well as beneficial interests and other damages that the VENDEE may suffer; 6. And Finally, VENDEE shall pay for the capital gains tax, documentary stamp tax, cost registration.
